A Fort Myers investor purchased a dated single-family home with good bones but a tired interior — original kitchen, worn flooring, outdated bathrooms, and zero curb appeal. The goal was a full renovation that would maximize rental income without overbuilding for the neighborhood.
Legacy gutted the kitchen and both bathrooms, installed new LVP flooring throughout, replaced all interior doors and hardware, painted the full interior, upgraded the electrical panel, and added a new front entry door and exterior paint. The scope was aggressive but targeted — every dollar went toward improvements that tenants notice and appraisers value. The property appraised 40% above purchase price after renovation.
